DESKTOP APPRAISALS

A Desktop Appraisal is a more affordable option in certain scenarios. This is typically NOT done for lending purposes unless your lender approves it. The information included in the report is virtually identical with the exclusion of the site visit. The Appraiser must rely upon information readily available online through sources like CAD, MLS, Realist, etc. With this option, certain “extraordinary assumptions” must be made since the appraiser is NOT conducting the site visit. A Desktop Appraisal is limited in scope but can still be used to estimate market value of a home based upon known physical characteristics and market conditions. Click here for a redacted example of a “Desktop” appraisal report. Appraisal fees will still vary based on the size, market area and the intended use or purpose of the appraisal. Larger homes or market areas that lack comparable sales will incur additional fees due to the complexities that may arise.

A professional appraiser provides an impartial and an objective valuation of a property and must adhere to strict guidelines set forth by USPAP and TALCB. Texas Appraiser Licensing Certification Board (TALCB) exists to protect consumers’ interests as well as to ensure appraisers comply with the Uniform Standards Professional Appraiser Practice (USPAP) in their appraisal assignments. NOTE: It is recommended that you receive approval from your lender or intended user of the Appraisal Report prior to ordering. No point in paying for a Desktop Appraisal if a Full Appraisal and site visit are required.
