A Desktop Appraisal is a more affordable option in certain scenarios. This is typically NOT done for lending purposes unless your lender approves it. The information included in the report is virtually identical with the exclusion of the site visit. The Appraiser must rely upon information readily available online through sources like CAD, MLS, Realist, etc. With this option, certain “extraordinary assumptions” must be made since the appraiser is NOT conducting the site visit. A Desktop Appraisal is limited in scope but can still be used to estimate market value of a home based upon known physical characteristics and market conditions. Larger homes or market areas that lack comparable sales will incur additional fees due to the complexities that may arise.
