PRIVATE USE APPRAISALS

So, what exactly is a Private Use Appraisal and how is it different from appraisals done for mortgage purposes? From an Appraiser’s standpoint all aspects are the same except a private use appraisal is done on a “Hybrid URAR” or “General Purpose” (GPAR) form. The information included in the report is virtually identical. Either way, an appraisal determines the estimated market value of your home based upon physical characteristics and market conditions. DUTIES OF AN APPRAISER

A professional appraiser provides an impartial and an objective valuation of a property and must adhere to strict guidelines set forth by USPAP and TALCB. Texas Appraiser Licensing Certification Board (TALCB) exists to protect consumers’ interests as well as to ensure appraisers comply with the Uniform Standards Professional Appraiser Practice (USPAP) in their appraisal assignments.
